What is Block management?
Block management is, quite simply, the management of a residential building with multiple units, which are owned by long leaseholders.
Residential buildings are not like individual dwellings, they have entry systems, fire alarm systems, lifts, communal areas and mansafe systems on the roof, all of which require maintenance.
The management process includes procuring insurance for the building, and the setting of a budget to enable all required services to be carried out. This budget is then collected from leaseholders via a service charge, which covers all insurance and maintenance work, from the main front door of the building, to the roof and everything else within.
Who Can Benefit?
There are two potential groups who can make use of block management services:
Building owners/freeholders who require their multiple-unit property to be managed
Leaseholders in a multiple-unit property who want a say in how their money is spent in the management of the overall building

I Already Have a Block Management Company, Why Should I Change?
Changing your building management provider isn’t as complicated as you may think. Here are four simple reasons to choose Wolf’s:
1. We Can Save You Money
Our objective is simply to maximise the return on your investment. As a local provider, we can cut your service charge payments and lower your administration and transaction costs when compared to national companies, without compromising on the quality of service.
2. We Are Flexible
Our service is tailored to your personal requirements - if you want to be heavily involved with the management process, that’s absolutely fine, but if you prefer to leave the worrying up to us, equally that’s no problem. Our goal is to work for you, not against you, so we will change and adapt to suit your needs as necessary.
3. We Have an Excellent Reputation
We care equally about landlords and residents, and this allows us to deliver an exceptional service where everyone is a winner:
“What makes Wolf’s stand out is not only their ability to consistently deliver first class day-to-day management, but a genuine passion and commitment for the well-being of the residents.”
George Thompson, Director, Westgate (St Andrews) Management Company
4. We Have a Dedicated Contact
One of the frustrations of dealing with building management companies can be the lack of continuity when it comes to service. When multiple people are in charge of one property, matters can become confused and overlooked. At Wolf’s this simply isn’t a problem thanks to our dedicated contact, Deborah Murphy:
“My aim is to enhance the living experience for residents whilst maximising the asset value for the landlord. Giving the client and the tenant one point of contact gives them peace of mind that their queries will be dealt with efficiently. I believe that a property should be looked after as though I lived there myself. I make myself visible by regularly visiting the sites, and residents really like that approach. They know who to talk to, and they know action will be taken promptly. If I can make their lives better whilst maximising the asset value for the landlord, I can go home at the end of the day knowing that I’ve done a good job.”
